Zone Zero Fire Inspections LLC ("we," "us," or "our") provides this guided self-assessment tool (the "Tool") to help property owners document the wildfire-hardening condition of their own property. By using the Tool, you acknowledge and agree to the following:
Who We Are. Zone Zero Fire Inspections is an independent technology provider. We are not an insurance company, a government agency, a licensed home inspector, or a fire protection professional. We are not affiliated with, endorsed by, or acting on behalf of the California FAIR Plan, any insurance carrier named within the Tool, or the Insurance Institute for Business & Home Safety ("IBHS").
What the Tool Does — and Does Not Do. The Tool guides you through a series of questions about your own property and generates a report reflecting your own self-reported observations and photographs. It is not a professional inspection, a licensed assessment, or an official fire-safety certification, and Zone Zero Fire Inspections has not independently verified any information you enter.
Discounts Are Not Guaranteed. Any discount percentages, ranges, or savings figures referenced anywhere in the Tool — including on the insurer-selection screen and within any generated report — are general estimates compiled from publicly available program information. They are illustrative only and do not constitute a quote, an offer, or a guarantee of any kind. Whether any discount applies to your policy, and in what amount, is determined solely by your insurance carrier or its authorized broker, using their own underwriting criteria in effect at the time of application, which may differ materially from anything referenced in the Tool and may change without notice. For the IBHS Wildfire Prepared Home™ path, designation is determined solely by IBHS following a separate, official in-person evaluation and a separate non-refundable fee paid directly to IBHS; nothing in the Tool constitutes or guarantees that designation.
No Outcome Is Guaranteed. Completing the assessment, generating a report, or achieving a compliant or passing result on any individual criterion does not guarantee that any specific discount will be approved, that your policy terms will change, or that you will receive any IBHS designation.
Your Responsibility. You are solely responsible for the accuracy of the information and photographs you provide. Zone Zero Fire Inspections assumes no responsibility for errors, omissions, or misrepresentations in your self-reported observations.
Safety First. Every step of this assessment can be completed safely from ground level. You are never required to use a ladder or climb onto a roof to complete the Tool, and Zone Zero Fire Inspections assumes no liability for injury arising from ladder use, roof access, or any other activity beyond what the Tool requires.
California State Discount Path: Upon completion, you will receive a signed report you can submit directly to your insurance broker. This document records the mitigation steps you self-assessed, at no cost beyond your Zone Zero access — it does not itself determine or guarantee which discounts apply. Your broker makes that determination and may independently verify any finding before applying it to your policy.
IBHS Designation Prep: This specific track is designed purely as a preparatory assessment and should not be submitted to your broker. Earning the official IBHS Wildfire Prepared Home™ designation requires a separate, non-refundable $125 fee paid directly to IBHS, followed by an official in-person evaluation. This self-check acts as a pre-screening tool, ensuring you know exactly what will pass and what needs work before the official evaluator arrives.
